Where Should You Live in Utah? Better Call Mandy.

Finding the right home isn’t only about bedrooms, bathrooms and square footage.

It’s about where that home is.

Your commute. Your budget. The type of neighborhood you want. The places you visit every week. The mountains, parks, shopping and restaurants you want nearby. Even how much time you’re prepared to spend sitting on I-15.

A beautiful house in the wrong location can very quickly become the wrong house.

I’m Mandy Florence Mahon, a Utah Realtor serving buyers and sellers throughout Utah County and Salt Lake County, and I help people find more than a property.

I help them find the Utah community that fits the way they actually want to live.

Not sure where to start?

What Is the Best Place to Live in Utah County?

There isn’t one.

The best Utah County community for you depends on what you need from it.

Someone commuting north toward Salt Lake City may have very different priorities from someone working in Provo.

A buyer looking for newer construction may search in different places from someone who loves established neighborhoods and mature trees.

Someone who wants restaurants, shopping and entertainment nearby may choose differently from someone who wants more room and easier access to the outdoors.

That’s why I don’t start by telling you where you should live.

I start by asking how you want to live.

Then we narrow down the map.

Explore Utah County Communities

Utah County stretches from communities near the Salt Lake County line through Lehi, Orem and Provo and south toward Springville, Spanish Fork, Payson and Santaquin.

Although they’re all part of Utah County, living in each area can feel very different.

A useful way to begin exploring is to divide the county into four general areas:

North Utah County — Lehi, American Fork, Highland, Alpine and Pleasant Grove

Central Utah County — Lindon, Orem, Vineyard and Provo

South Utah County — Springville, Mapleton, Spanish Fork, Salem, Payson and Santaquin

West Utah County — Saratoga Springs and Eagle Mountain

Let’s find out which part of the county sounds most like you.

North Utah County

Lehi and North Utah County landmarks including Lehi Roller Mills, Thanksgiving Point and the Adobe campus
Lehi blends Utah history with modern growth, from the historic Lehi Roller Mills and Thanksgiving Point to the technology corridor Silicon Slopes at Point of the Mountain.

Lehi, American Fork, Highland, Alpine & Pleasant Grove

North Utah County sits between the major population and employment centers of Utah County and the Salt Lake Valley.

That makes location one of its biggest advantages for people whose lives regularly take them in both directions.

The area includes significant employment, shopping, restaurants and entertainment alongside everything from established neighborhoods to newer residential development.

Lehi

Lehi has become one of Utah County’s major employment and growth centers.

Its location near the Point of the Mountain provides access toward both Salt Lake County and the rest of Utah County, while the surrounding area includes major employers, shopping, restaurants, Thanksgiving Point and a broad range of housing.

Pleasant Grove

Pleasant Grove sits against the Wasatch Mountains between American Fork and Lindon.

It offers established neighborhoods, mountain views and convenient access to both North and Central Utah County.

Highland & Alpine

Highland and Alpine sit closer to the foothills at the northern end of Utah County.

For buyers interested in residential communities away from the denser commercial areas while remaining relatively close to Lehi and American Fork, both are worth exploring.

Could North Utah County Be Right for You?

If access toward both Salt Lake County and Central Utah County is important to your daily life, I’d put North Utah County on the list.

Central Utah County

Central Utah County landmarks representing Provo, Orem, Vineyard and Lindon, including Y Mountain and historic downtown Provo
Central Utah County brings together Provo, Orem, Vineyard and Lindon, from historic downtown Provo and Y Mountain to recreation, education and growing communities throughout Utah Valley.

Lindon, Orem, Vineyard & Provo

Central Utah County places you near much of the county’s education, employment, healthcare, shopping and entertainment.

It’s also home to some of Utah County’s most established neighborhoods.

Lindon

Lindon sits between Pleasant Grove and Orem, providing convenient access to both North and Central Utah County.

The city has an established residential character while remaining close to major shopping, employment and transportation routes.

Explore living in Lindon, Utah →

Orem

Orem is one of Utah County’s largest cities and sits right in the middle of the county.

It offers established neighborhoods, shopping, employment and convenient access to Utah Valley University, Provo and surrounding communities.

Vineyard

Vineyard provides an interesting contrast with neighboring Orem.

Much of the city’s housing and infrastructure is relatively recent, and its position near Utah Lake gives it a very different feel from some of Utah County’s older communities.

Provo

Provo is the Utah County seat and home to Brigham Young University.

You’ll find historic neighborhoods, newer housing, employment, restaurants, entertainment and access to Provo Canyon all within the city.

Could Central Utah County Be Right for You?

If your priority is being close to a little bit of everything, Central Utah County deserves serious consideration.

South Utah County

South Utah County landmarks representing Springville, Spanish Fork, Salem and surrounding communities
South Utah County has its own character, from Springville’s arts and historic neighborhoods to Salem Pond and the traditions of Spanish Fork, all beneath the Wasatch Mountains.

Springville, Mapleton, Spanish Fork, Salem, Payson & Santaquin

Head south from Provo and Utah County begins to change.

There are growing cities, new neighborhoods and plenty of development, but South Utah County can offer a different balance between access to Provo and Orem and life in somewhat smaller communities.

For buyers who don’t need to commute to Salt Lake City every day, South Utah County can open up some very interesting possibilities.

Springville

Immediately south of Provo, Springville is known as Art City and combines a long-established community with continued residential growth.

Its position against the Wasatch Mountains provides easy access to outdoor recreation while Provo remains just to the north.

Mapleton

Mapleton sits east of Springville against the foothills.

It has a strongly residential character and offers a range of homes and lot sizes while remaining close to Springville, Spanish Fork and Provo.

Explore living in Mapleton, Utah →

Spanish Fork

Spanish Fork is a growing South Utah County city with established neighborhoods alongside significant newer residential and commercial development.

It provides substantial shopping and services while remaining close to Springville, Mapleton, Salem and the surrounding area.

Explore living in Spanish Fork, Utah →

Salem

Salem sits immediately south of Spanish Fork and offers another option for buyers interested in South Utah County.

The community has continued to grow while retaining a smaller-city identity.

Explore living in Salem, Utah →

Payson & Santaquin

Farther south, Payson and Santaquin provide additional possibilities for buyers willing to put a little more distance between themselves and Provo/Orem.

Both have experienced residential growth while maintaining their own distinct communities.

Explore Payson & Santaquin →

Could South Utah County Be Right for You?

If you want to remain connected to Provo and Orem while exploring communities farther south, this is where I’d start looking.

Not sure whether that means Springville, Mapleton, Spanish Fork or somewhere farther south?

Better Call Mandy.

West Utah County

West Utah County postcard featuring Saratoga Springs, Eagle Mountain, Utah Lake, newer neighborhoods and local landmarks
West Utah County combines the shores of Utah Lake with the growing communities of Saratoga Springs and Eagle Mountain, newer neighborhoods, recreation and dramatic views across Utah Valley.

Saratoga Springs & Eagle Mountain

Some of Utah County’s most significant residential growth has occurred west of Utah Lake and toward Cedar Valley.

For buyers interested in newer homes and developing communities, Saratoga Springs and Eagle Mountain deserve a closer look.

Saratoga Springs

Saratoga Springs stretches along the western side of Utah Lake and has experienced substantial residential and commercial growth.

Buyers can find newer neighborhoods, townhomes and detached homes while remaining relatively close to Lehi and North Utah County.

Eagle Mountain

Eagle Mountain extends west toward Cedar Valley and contains significant newer residential development.

Its location and scale make it quite different from Utah County’s older communities along the I-15 corridor.

Could West Utah County Be Right for You?

If newer housing is high on your list, Saratoga Springs and Eagle Mountain should probably be part of the conversation.

Just remember:

Don’t choose the house without considering the commute.

That kitchen island might be beautiful.

You’ll appreciate it considerably more if you don’t hate the journey home to see it.

Explore Salt Lake County Communities

Southern Salt Lake County includes Draper, Sandy, South Jordan, Riverton and Herriman, combining established neighborhoods, newer communities, recreation and dramatic Wasatch Mountain surroundings.

Utah County isn’t automatically the right answer.

Sometimes the community that fits your life is a little farther north.

I also help buyers and sellers throughout Salt Lake County, particularly communities in the southern and southwestern Salt Lake Valley.

Draper

Draper sits close to the boundary between Salt Lake County and Utah County, making it particularly interesting for households whose work, family or activities regularly take them into both.

The city includes established neighborhoods, newer development, extensive amenities and access to the surrounding foothills.

Sandy

Sandy is an established Salt Lake Valley community positioned against the Wasatch Mountains.

Its location provides access to Salt Lake-area employment and amenities while putting residents close to the mountain canyons east of the valley.

Utah County or Salt Lake County: Which Is Better?

Neither.

At least, not automatically.

The better county is the one that works better for your life.

Utah County may make more sense if your work, family and regular activities are centered around Lehi, Orem, Provo or communities farther south.

Salt Lake County may make more sense if your daily life revolves around the Salt Lake Valley.

And sometimes the answer isn’t obvious.

If one person works in Lehi while another works in Salt Lake City, suddenly North Utah County, Draper and the southern Salt Lake Valley may all deserve consideration.

That’s when looking at houses on an app isn’t enough.

We need to talk about your actual life.

How Do I Choose the Right Utah Community?

Before you start falling in love with houses, I’d consider five things.

1. Your Commute

Don’t simply ask how many miles work is from the house.

Think about when you travel, which direction you’re traveling and how often you need to make the journey.

Utah traffic can make two similarly sized distances feel very different.

2. Your Budget

The same housing budget can produce very different options depending on which communities we consider.

Sometimes moving the search a few miles changes what’s available considerably.

3. The Type of Home You Want

Do you want:

An established home?

New construction?

A townhome?

A large yard?

Something low maintenance?

Room to grow?

Different Utah communities offer different concentrations of each.

4. Your Lifestyle

Think about where you actually spend your time.

Work.

Family.

Restaurants.

Shopping.

Mountains.

Utah Lake.

Sports.

Entertainment.

Your home should fit your life rather than simply provide somewhere attractive to sleep between long drives.

5. What’s Next?

You don’t need to predict your life ten years from now.

But it helps to think beyond today.

The right home and community should work for where you are now while giving you reasonable options for whatever comes next.

Frequently Asked Questions About Utah Communities

What Are Some of the Best Places to Live in Utah County?

There is no single best Utah County community for every buyer.

Lehi and North Utah County may appeal to buyers prioritizing employment access and proximity to Salt Lake County. Provo and Orem provide central access to many Utah County amenities. Springville, Mapleton and Spanish Fork provide options farther south, while Saratoga Springs and Eagle Mountain contain substantial newer residential development.

The right choice depends on your budget, commute, preferred home type and lifestyle.

Where Should I Live If I Work in Lehi?

Lehi itself may be convenient, while nearby communities including American Fork, Highland, Pleasant Grove, Saratoga Springs and Eagle Mountain can also be worth considering.

The best choice depends on housing requirements, budget and commuting preferences.

Where Should I Live If I Work in Provo or Orem?

Provo, Orem, Vineyard and Lindon provide convenient access to Central Utah County.

Buyers willing to travel farther can also consider Pleasant Grove to the north or Springville, Mapleton and Spanish Fork to the south.

Which Utah County Communities Have Newer Homes?

Significant newer residential development can be found in several Utah County communities, particularly Saratoga Springs and Eagle Mountain, as well as portions of Lehi, Vineyard, Spanish Fork and other growing cities.

Available new construction changes frequently, so current listings should be checked when you’re ready to buy.

Should I Live in Utah County or Salt Lake County?

Consider where you work, where family and regular activities are located, your housing budget, preferred community style and tolerance for commuting.

If your life regularly takes you into both counties, comparing North Utah County with communities in southern Salt Lake County can be particularly useful.

Can a Realtor Help Me Decide Where to Live in Utah?

Yes.

A local real estate agent can help buyers compare communities, housing options, current listings, commuting considerations and proximity to amenities.

Your Realtor can also help you identify information that should be independently researched when making a housing decision.
